Lower Northcott is a stunning Georgian farmhouse, set on our working farm at Northcott and within walking distance of the beautiful North Cornish beach of Northcott Mouth. With breathtaking views throughout, the property sleeps 17 and is the perfect place for a family reunion or celebration. The house has nine bedrooms – including an annexe with double bedroom and snug for anyone in your party who wants a bit of added privacy – two lounges, wood-burning stoves and a heated cellar with pool table, and an array of toddler toys.
Outside there is a large secure enclosed garden with children’s play area, raised patio and also a more sheltered outside dining area with charcoal BBQ in summer months from where guests can take in the view down to the local beach of Northcott Mouth which is only a 15-20 minute walk away down a private farm lane
The Farmhouse features two hot-tubs in which to relax and unwind at the end of each day.
Whether you want to try your hand at surfing, walk some of the stunning Cornish Coast Path, enjoy a luxurious spa treatment or simply relax and unwind in beautiful surroundings, there is something for everyone on a holiday at Lower Northcott Farmhouse.
Access: Guests can either access the house from the garden to the front door, but the most practical way in is via its back door, against our lane.
Ground floor; This entrance leads directly into a slated portch with room for coats and wellies, with 3 steps leading down to the kitchen with its slated floor, ornamental Aga and cooking and food preparation areas. Fully equipped for large groups, it has a double range , a larder fridge and additional drinks fridge in the porch area. The kitchen leads through to the large dining room centred with its large dining room table to seat all also woodburner. There are two lounges, both also with woodburners and large widescreen TVs, deep set sofas, one overlooks the garden the second and largest lounge has double doors leading right out to the patio with spectacular views down the valley to Northcott Mouth beach, with garden furniture and charcoal bbq in summertime.
The ground floor also has 1 twin bedroom; 2 single bedrooms; a family bathroom with over-bath raindrop shower; wc; shower room; access to annexe via the entrance porch with double bedroom and snug; enclosed garden with children’s play equipment.
First floor: There are two sets of stairs – from the front and rear of the farmhouse leading up to the first floor landing, taking you to 2 large family bedrooms (with king-sized beds and 1 single bed -both with en-suite with walk in raindrop showers); 2 double bedrooms with king-sized beds (1 en-suite, the other adjoined to one of the family bathrooms with bath, plus separate shower unit); 1 single bedroom; family bathroom with over-bath shower.
Dogs welcome – up to 4 well behaved dogs are welcome for a small charge of £20 a dog. Owners must bring their own dog basket or cage
Set on our working farm: guests can meet our cows, pigs, ‘Bubbles’, ‘Timmy’ & ‘Honey’ the ponies, ‘Blackie & Fred’ the horses and ‘Rosie’ the donkey.
COVID- 19 Notice:
Unfortunately, due to Covid-19 restrictions and extra cleaning measures, the GamesRoom is unavailable until further notice. Guests are welcome to use the swimming pool and facilities at Court Farm, however need to book one of the 45 minute swimming slots to be taken between midday and 3pm.

From the M5 take the A30 towards Okehampton, then after the turning for Okehampton take the A3086 then the A3072 signposted for Bude, which takes you through Highampton, Holsworthy and Stratton. Turn right at the A39, then take the 2nd left (signposted to Wooda Caravan Park) onto “Stamford Hill”. Continue until you reach the cross roads, then turn left and drive through the village of Poughill. After the church turn right onto Northcott Mouth Road, continue for approx 1/8 of a mile and the Farm entrance is on the right, immediately after a sharp left hand bend (with an allotment on your right hand side) & signposted “Lower Northcott Farm”. Drive over the cattle grid, down the lane and Little Northcott & The Cabin have blue signs outside their entrances on the right hand side (if you reach the cow yard you have gone too far) and for Northcott Farmhouse go past the cow yard on your left and continue STRAIGHT ON (do not bear right or go up the hill to Higher Northcott Farmhouse as this is another property!) continue along for about 50 yards and you will approach the farmhouse from the side.
